I've also seen this secret strategy cause homes right here
in our local area for more money.
Let me explain how I discovered this secret strategy.
An
agent I know met a wealthy guy who was selling his house. The seller had a
special request.
He would hire that agent, but only if he agreed to help him
use this secret method to sell the home. It was crazy and the agent was
skeptical.
But, he thought it was an interesting strategy and decided
to give it a shot. The agent helped him prepare the home for sale.
The home was priced at $385,000. Two similar homes in the
same complex were for sale for $320,000 and $355,000.
The similar houses for sale were priced
much lower than this house!
The agent was skeptical that the home would sell for the $385,900
price. But, he thought the secret strategy was pretty cool and he really wanted
to see how it worked out.
The Home went on the market.
Not a lot happened. The agent started to doubt the
strategy. The home was showed regularly but no one was making offers. The home
was getting lots of showings.
Most of the buyers (and agents) said the home was
overpriced. The agent was having second thoughts. He was starting to doubt the
strategy. After all, an almost identical home was available for $355,000.
I have a question for you.

So, what is the secret strategy?
What was the secret that this home seller had for his marketing
strategy? It was simple. He staged the home over time before putting it up for
sale.
Staging is where
you spruce up a home to make it as appealing as possible.
It
might sound crazy, but it causes homes to sell for more money. In fact, a whole
lot more.
Now, there are a
million people that will tell you how to stage your home. But, very few will
show you case studies that prove it will cause your home to sell for more
money.
Fortunately,
I put together the case study for this. Here it is:

FL

I
wanted to give you the most convincing proof possible. It's very hard for
people to believe that one home will sell for more than another home.
I did
some research and looked for similar homes that had sold for different amounts
of money.
The clearest
example I could find
was in the neighborhood I live in.
It's in
Ocoee, Florida. I live in a development of about 75 similar homes with two
other developments around my lake totaling about 250 lakefront and lake access homes.
Every Lake
Home in my neighborhood has 4 or 5 bedrooms and 2 or 3 bathrooms. Every single
one has a similar layout and the ones in the study faced West for the sunset
over the lake.

My friend sold his home at 100 Olympus
Drive on October 9, 2014 for $385,000.
It has 4 bedrooms and 3 baths and is 2,212 sq ft.
I
looked for two other sales there. Here is what I found.
112 OLYMPUS DR in
Ocoee, Florida sold on July 10th, 2015 for $320,000. It
has 4 bedrooms and 3 baths and is 2,764 sq ft.
126 OLYMPUS DRIVE (7 doors down) sold on August 17th, 2015 for $355,000. It has 4 bedrooms
and 2-1/2 baths and is 2,426 sq ft.
I live
in this neighborhood so I am familiar with these properties. You could not ask
for a better example of two like properties that sold for different
prices.
Here is why the three homes
were basically identical:

The lot they sit on is identical
as far as how desirable it is to a buyer.
·
They both had the same kitchens
layouts with upgraded cabinets and tile floor.
·
They both had nice upgraded flooring
in the living room.
·
Everything else in these homes
were similar.
I looked at everything that had to do with these sales. Here is
why 100 Olympus sold for $30,000 more than 126 and $65,000 more than 112:
. Although 100 is not professionally staged, it has a more appealing appearance
than 112 or 126. My friend upgraded the appearance of his home prior to putting
the home for sale.

My friend took better quality,
more appealing photos of the home.
Those two little things is why
one home sold for more than the two others.
